3D / COORDINATION / SINGAPORE
BIM Coordination Services in Singapore
Coordinate architectural, structural and M&E interfaces against the project’s spatial, installation and maintenance requirements. SBT supports model federation, multidisciplinary reviews and documented issue closure.

Defined information inputsDocumented review criteriaTraceable outputsView deliverables ↓SCOPE / DELIVERY
Establish which interfaces are ready for the next drawing, fabrication or construction milestone. A clash-free view is only one part of that decision: ceiling levels, access zones, installation sequence and discipline performance constraints also matter.
KEY OUTPUTS
- Federated review model
- Issue and decision register
- Review views and meeting records
- Coordinated model and drawing updates
Project context
Establish which interfaces are ready for the next drawing, fabrication or construction milestone. A clash-free view is only one part of that decision: ceiling levels, access zones, installation sequence and discipline performance constraints also matter.
Inputs & requirements
- Current discipline models and drawings, shared coordinates, units and revision register.
- BIM execution plan, clash matrix, tolerances, priority zones and review milestones.
- Ceiling and finished-floor levels, access requirements, installation constraints and nominated discipline reviewers.
Share a non-confidential requirements summary first. Restricted project information should only be exchanged through an agreed secure route.
Technical method
- Check model versions, positioning and coverage before federation; record missing or provisional information.
- Group clash tests by discipline and interface, then separate geometric conflicts from access, installation and information issues.
- Record proposed responses with owners and dependencies. Route changes affecting system performance to the relevant designer.
- Recheck the implemented change in the next agreed federation. Retain the source revision and acceptance record.
Deliverables
| Output | Purpose |
|---|---|
| Federated review model | Shared context for the agreed disciplines and zones. |
| Issue and decision register | Location, owner, response, dependency, source revision and review status. |
| Review views and meeting records | Evidence supporting a decision, including open conditions. |
| Coordinated model and drawing updates | Agreed changes carried into the next information issue. |
Review criteria
- Model alignment, currency and discipline coverage.
- Clash-rule scope and treatment of exclusions; installation and maintenance clearances.
- Consistency between the accepted response, updated model and affected drawings.
Responsibilities
SBT prepares and coordinates review information. Technical design acceptance remains with the nominated client, consultant or discipline authority; a software issue status does not constitute statutory approval.
Common questions
How does coordination differ from modelling?
Modelling develops discipline information. Coordination reviews interfaces between that information, documents decisions and checks their implementation. The two services can be scoped together.
Can reviews begin with incomplete models?
Yes, for defined areas and questions. Missing models, provisional levels and unchecked interfaces are recorded as limitations rather than treated as resolved.
Does removing a clash confirm a suitable ACMV route?
No. Spatial clearance alone does not establish an acceptable system design. Route changes must be reviewed against ceiling space, access and applicable airflow or other performance requirements by the responsible designer.
